Hidden in Plain Sight: Unlocking the Value of Aging Senior Living Buildings

Across senior living campuses, there are buildings everyone knows are no longer working—former skilled nursing wings, outdated amenity spaces, or institutional buildings designed for a very different model of care. They sit in plain sight every day. Demolition is often discussed, then dismissed as too costly. And so these buildings remain — underused, sometimes vacant and full of unrealized potential. 

This presentation explores how senior living communities are uncovering the hidden value by repurposing and repositioning what they already have. This session reframes the conversation to “What could this building become — and why does it still matter?” 

The presenters will discuss how aging structures have been strategically transformed to support modern wellness, lifestyle and community visions. The focus in building repositioning is not just on adaptive reuse, but on purposeful change. Wellness and lifestyle are treated as strategic priorities, not add ons and design decisions are examined through the lens of resident experience, operational impact, and long term vision. 

Attendees will gain insight into how communities can align repurposed spaces with their larger ambitions — whether that means supporting aging in place, attracting a new resident profile or reinforcing a culture of wellness.
