FF&E Planning 

Our process begins with furniture layouts and an itemized budget that includes soft costs such as freight, installation, tax, contingency, escalation and design fees identified specific to your project. As we walk through the programmatic needs and scope of the product, we pull options from the 100-plus vendors we work with, assuring that each option will meet the needs of your project. Engaging with various stakeholders and decision-makers, we work together to finalize selections, from fabrics and finishes to trash cans and coat hooks, and we continue to reference the budget throughout the selection process to avoid any surprises down the road. 

Bid Specification 

Bid specification ensures project needs are met within budget, aligning our work with client relationships and product standards. After finalizing the FF&E planning, we prepare a detailed bid specification package for purchasing agents. We assist the owner by reviewing bid responses, suggesting alternatives for obsolete products and reviewing necessary shop drawings for production. Post-installation, we offer management services to identify and report any issues or punch items to the purchasing agents on behalf of the owner.

We're not aligned with any one manufacturer, which means we're solution-driven rather than product or quota-driven and can look to the manufacturers who will offer the best value and design while meeting each client's specific needs. From there, we oversee the installation process to ensure that all items are installed correctly and functioning properly.
