Union Omaha Announces Plans for New Soccer Stadium and Mixed-Use District

RDG Planning & Design has been selected as the landscape architect for the proposed 20-acre district.

Union Omaha Soccer, in partnership with the City of Omaha, has announced an agreement for the development of a professional soccer stadium and mixed-use district in north downtown Omaha. The new stadium would serve as a transformative anchor for the area, adding a walkable, vibrant and transit-oriented destination. Pending final approval and financing, Union Omaha selected RDG Planning & Design to lead the project’s landscape architecture alongside developer Hines, HOK as the design architect and the Sports & Entertainment practice group at global real estate services firm JLL, a team that brings in-depth national experience with sports-anchored mixed-use development projects.  

The proposed 20-acre district will bring professional soccer, new housing, retail and public green space to a rapidly evolving area north of Cuming Street. The stadium will serve as home to Union Omaha — a two-time USL League One champion — and a future women’s professional team. The development builds on the momentum of the nearby Millwork Commons and Hot Shops Art Center, supporting continued growth in North Downtown Omaha.

Located on land currently owned by Union Pacific Railroad, the site north of Cuming Street offers a rare opportunity to reimagine underutilized space. As the City of Omaha moves forward with purchasing the property, this redevelopment will help extend the city’s urban fabric, creating new connections between the downtown core and surrounding neighborhoods while strengthening essential infrastructure.

The new stadium will serve as a dynamic venue for professional soccer, sports tourism, community gatherings and youth engagement. As part of the larger mixed-use district, the venue reflects a continued investment in making a meaningful impact, offering space for youth tournaments, school championships and educational programming that sparks curiosity and fosters the next generation of players, fans and leaders.
