The existing apartments and common areas were dated and no longer relevant in the competitive senior living market in terms of size, finishes and amenities. The master plan called for renovating over 72,000 SF of existing building area for independent living, and adding nearly 82,000 SF of new construction for assisted living and memory care. Renovation of the existing apartments focused on strategic spaces like kitchens and bathrooms that are key to market demand, along with living areas and bedroom spaces. Upgrades and enhancements to common area amenities included an intentional concentration on wellness, education, social engagement and the dining experience. The master planning and business case modeling process led to a financially feasible project that began construction in the spring of 2021.
