The major component of the master plan includes a new bed tower and associated facilities which are envisioned along the southern edge of the site and will reorient the facility toward Des Moines' central core. Additional site development will occur around this new tower with consolidated parking ramps and purposeful open spaces intended to support both health-conscious pedestrians and sustainable water resource needs. 

In 2016, the Des Moines City Council approved the overall campus conceptual master plan and PUD, which allowed initial phased site development to advance. Parking ramp and site development packages were developed, and implementation began in 2017. Additional phases of design and implementation are ongoing, enabling work in advance of the primary bed tower.
